Mission Statement
The Greenbelt East Advisory Coalition (GEAC) represents the Homeowner and Condominium Associations in Greenbelt East. GEAC seeks to provide a unified position on issues of common interest.

East Greenbelt and Middle Greenbelt (Old Greenbelt) are completely separated by the Baltimore-Washington Parkway (I295 ). The is the only trail that unites East Greenbelt and Middle Greenbelt. It is also the only overpass allowing pedestrians to safely cross the Parkway. This trail and overpass, completed in 1982 are dedicated to one of Prince George's County and Maryland State social pioneers. The overpass and trail were created so that Greenbelt children and others could use this trail to sefely cross the Parkway. show you where to find the trail and its relationship to East and Middle Greenbelt.

Edward V. J. Putens, one of the original City of Greenbelt Council Members overseeing the construction of the Spellman Overpass, continues to be a member of City Council and President of Greenbrook Estates Homeowner Association, a member of GEAC.

  1. When out at night, try to have a friend walk with you.
  2. Carry only the money you’ll need on a particular day. Don’t carry around big, bulky purses.
  3. Don’t display your cash or any other inviting targets such as pagers, cell phones, hand-held electronic games, or expensive jewelry and clothing.
  4. Keep your head up and look around while walking outside.
  5. If you think someone is following you, switch directions or cross the street. If the person continues to follow you, move quickly toward an open store or restaurant or a lighted house. Don’t be afraid to yell for help.
  6. Try to park in well-lighted areas with good visibility and close to walkways, stores, and people.
  7. Make sure you have your key out as you approach your door.
  8. Always lock your car, even if it’s in your own driveway; never leave your motor running.
  9. Do everything you can to keep a stranger from getting into your car or to keep a stranger from forcing you into his or her car. Lock your doors as soon as you get in your car.
  10. If someone tries to rob you, give up your property—don’t give up your life.
  11. If you are robbed or assaulted, report the crime to the police. Try to describe the attacker accurately. Your actions can help the police find your attacker and get him/her off the streets.

The Greenbrook Village HOA has a total of 38 lights, 15 owned by the City of Greenbelt (on Greenbrook and Ora Glen Drives), and 23 lights owned by the HOA (throughout its courts). Any homeowner can report an inoperable or broken light. To report an inoperable or broken light, identify it in the map below and use its location to report it to Alexa K. Lauber, from the City of Greenbelt, if the light is owned by the City (yellow light); or to Dorys Horner, HOA Member at Large, if the light is owned by the GBV HOA. Select the location of the light to see a close-up view of the light.

HB 75 Providing that a residential condominium unit owner or a vendor of or a lot owner in a development who is selling the property shall provide specified disclosure documents without charge to a purchaser; and providing that, notwithstanding any other provision in specified provisions of law, the mortgagee or trustee designated under the deed of trust shall provide disclosure documents to the purchaser of a condominium unit or a lot in a development at a foreclosure sale.

HB 76 Altering the application of a specified dispute settlement mechanism under the Maryland Condominium Act; establishing a specified dispute settlement mechanism under the Maryland Homeowners Association Act; providing an exception to the application of the dispute settlement mechanism established under the Act if the condominium declaration or bylaws or homeowners association declaration, bylaws, or other documents meet specified requirements; authorizing a specified action for damages or injunctive relief; etc.

HB 77 Prohibiting a council of condominium unit owners or a homeowners association from foreclosing a lien under the Maryland Contract Lien Act if the damages secured by the lien consist only of specified fines or attorney's fees; and requiring a council of unit owners and a homeowners association to apply a specified payment to a unit or lot owner's account in a specified order of priority.

HB 78 Authorizing a unit owner or lot owner to pay an assessment or other charge owed to a condominium council of unit owners or a homeowners association under protest by giving written notice at the time of payment that the payment is under protest and stating the basis on which the unit or lot owner disputes the charge; and establishing that a unit owner or lot owner reserves the right to dispute a charge that is paid under protest.

HB 79 Requiring the governing body of a condominium to convene at least two meetings each year; requiring the developer of a condominium to appoint a unit owner to the governing body within 30 days from the date 25 percent of units are conveyed under specified circumstances; requiring a developer to deliver specified notices regarding a bond provided by the developer to a governmental unit to each officer or member of the board of directors within 15 days of the meeting of the council of unit owners to elect a board of directors; etc.

HB 81 Prohibiting, with respect to a homeowners association, a declarant and its affiliates from voting to elect the governing body of a homeowners association at a specified meeting to elect the governing body.
